Cutting down on cost is one of the major reasons why a company decides to outsource cleaning services. Only 2 out of 7 companies return to in-house services once they have employed a quality custodial service provider if they have been pleased with the work. A custodial service company provides professional cleaning services for various businesses and to a certain extent, all of the company's properties.

As a potential client, you want to know the optimal way to obtain a contract with the best possible service provider. You want reliability and quality personnel. However, you have to do research first.

Know your facility size, how much it will cost, then do the math if outsourcing looks like the best option. Getting advice from other business owners who operate in the same environment as yours will be a good tactic. It is like having a verbal testimonial.

One good thing about outsourced cleaning services is the availability of a special package. On top of the daily floor and window cleaning, some custodial services can arrange for carpet cleaning or water damage restoration. They can do windows or polishing.

You know a good company from an ordinary one is when they ask for an inspection of your facility before giving you a quote. Companies who miss this step may not have been in the industry long enough. They apparently do not customize work for each client, a telltale sign of a cookie cutter business.

Many cleaning companies quote by the square feet of the area to be cleaned. This is problematic if they do not come to see the facility. A 200-square foot basketball court is different from 200 square feet of busy office space. Factories are different from retail stores. The floors need different kinds of care, not to mention the equipment and waste re4moval. In short, although their size is the same, the cleaning requirements are different.

Aside from the pertinent paperwork, ask specifically to see if the personnel has insurance. You want to be sure that all outsourced cleaners know how to handle chemicals and cleaning equipment. In case of any accidents, you want to be confident that the service provider will shoulder the employee's hospital bills, not your insurance.

Before signing a contract, read it carefully. You will also want to check how the company deals with unsatisfied clients and how they make good. Furthermore, you want the contract to cover theft and breakage. Even though contracts are for a year or more, you want to be assured of quality service every time. You may opt for a trial period or a shorter contract that will keep the service provider on their toes.

Before signing a contract, know how you can get out of it if you are being serviced poorly. To be on the safe side, instead of a one-year contract, you may opt to arrange for a 3 to 6 month renewable one so you can see how it goes.This will keep the service provider on his toes - continuously seeking to provide good customer service. During emergencies, the company must also be available 24/7. A custodial service is not just about cleaning; it is about the safety of employees as well. A company with this round-the-clock service puts clients on their priority list. In case of floor or fire, they will be there immediately to address the problem. You will have a shorter period of downtime and a healthier environment for working personnel.

Referrals from the company will also be helpful in your decision-making. The service provider should give you a list of current clients willing to speak about them. Getting feedback from previous clients will add to a more holistic outlook. If you have narrowed down your choices to only two, choose the more experienced company. More experience means more covered services as well as more skilled workers. Most importantly, they will know what you need and deliver it before you need it.
