Developers and project owners cannot be at a site throughout. They hire an owners rep to watch over their interest through the life the project. The role of the representative is to make sure that the interests of the developer or owner are taken care of. This will ensure that your project is completed successfully through coordination and regular monitoring. There are other duties carried out by the representatives towards the successful completion of any project.

A reliable representative understands and is thoroughly knowledgeable about the jurisdiction administering the area where a project is based. This knowledge and experience are crucial during administration of any project. He acts as the eye and ear of the developer or owner regarding daily activities at the site.

It is the rep who facilitates the acquisition of necessary permits and licenses. This calls for reasonable knowledge of the relevant offices and procedures to be followed in obtaining the licenses and permits. Failure to understand these procedures or meet the required conditions may lead to delays or denial of permits. This will affect the commencement of your project.

It is paramount for representatives to be part of proposal evaluation committees. This is based on the fact that the rep will watch over the project through its life. Crucial among the important evaluation responsibilities is monitoring expenditure. He will ensure that budgetary limits are not exceeded. The cost of materials is kept within limits and labor matters are handled effectively. He also ensures that post construction services are delivered according to expectations.

Contractors and other partners in a project are a crucial part of the successful completion of any project. Representatives are tasked with conducting background checks to verify all information provided in tender documents. Conducting due-diligence on contractors may also involve visiting their physical addresses and verifying their financial statements with banks and other institutions. Representatives are also required to visit sites where these contractors have active projects or have successfully completed a project.

It is the work of representatives to monitor daily activities and progress at a contraction site. Monitoring requires the representative to push contractors in to delivering according to conditions set in the agreements. To fulfill this mandate, the representative must know the conditions set in the contract. They will be used to determine whether contractors are faithful to these requirements.

Regulators set conditions to be adhered to at all construction sites. It is the responsibility of owner reps to ensure that these conditions are met. The conditions regard the safety of personnel and equipment at the site. In case officials from any regulatory or inspection department visit a project, it is the rep to show them around and provide any answers that may be demanded.

Owner representatives act as relationship managers to link all stake holders involved in a project. This includes the investor or developer, suppliers and contractors. Relationship management involves organizing meetings and ensuring that all activities at the site are well coordinated. A bachelor degree in civil engineering or construction economics is sufficient for this role. Experience is crucial for successful handle these responsibilities.
